This is especially important if you want to purchase a Spec home or New Home purchase direct from a Builder. Walking in to a Model Home’s open house without an agent will leave you unrepresented. Once you’ve registered there, you no longer can have an independent agent work for you, unless you want to cover the costs personally. Why should you have a Buyers Agent for Atlanta home purchases? Because the onsite agent at the builders house in most cases is not a licensed Realtor but an employee of the Builders. These employee’s represent the builders best interest only. As a licensed Realtor work as a Buyers Agent I know how to save you money, and you don’t even have to pay for my services (remember paid at closing by the seller). Going unrepresented means the builders won’t tell you all the offers and discounts and allowances they could have given you, because you are already there, why should they? We can, and will get you the best deal we can. It’s all part of my written Buyers Agency Agreement.
