Forsyth Georgia homes for sale. Forsyth homes for sale are compiled together in our local Forsyth MLS’s called GaMLS (Ga Multiple Listing Service) and FMLS (First Multiple Listing Service). Jeff Barnwell Homes for Sale (thru Jeff Barnwell – an Forsyth real estate licensee) subscribes to both GaMLS and FMLS in order to provide you, the home shopper, an up to date list of available homes for sale in the Forsyth real estate market.
Forsyth Condominiums and Lofts. Condominiums and Lofts are increasing in popularity, and GaMLS and FMLS lists them, townhouses and apartment style condos right alongside the houses in their residential homes for sale listings. The fastest growing segment in real estate of Forsyth is the foreclosure, Fannie Mae, and short sale homes for sale market. One market segment seeing more and more effects from this though is high-end luxury homes for sale. We’ve seen an increasing inventory of homes over $1 million dollars begin to include short sales and even foreclosures! My Jeff Barnwell Homes For Sale website showcases the top luxury homes for sale in Forsyth. There you can see the most expensive luxury homes on the market right now, state wide.
Moving to Forsyth? I provide a free GaMLS and FMLS search on this real estate web site! Feel free to search the GaMLS and FMLS here, for as long as you like. I am always just a phone call away (770) 990-0743 or a click of an email at JeffBarnwell@remax.net. No pressure, no hassles. I want to help you buy your home, but I will do it at your pace. When you are ready to buy a home, I want to be the Forsyth Realtor you choose. Keep in mind that most the home listings you find on the Jeff Barnwell Homes For Sale search pages are not my listings, but those of the entire GaMLS and FMLS Listing Service! That means that I would be working entirely for you as a Buyers Agent in those cases. Best of all, you don’t have to pay me or my partners for our Buyers Agent services because a Buyers Agent gets paid directly at closing by the selling broker.
Forsyth Buyers Agency. In Forsyth real estate deals, there are two sides to each property purchase, the Buyer and the Seller. The agent for the buyer is paid for from the closing table by the seller only. True Buyers Agency should not cost a buyer anything upfront or out of pocket to be represented by an agent. This is especially important if you want to purchase a Spec home or New Home purchase direct from a Builder. Walking in to a Model Home’s open house without an agent will leave you unrepresented. Once you’ve registered there, you no longer can have an independent agent work for you, unless you want to cover the costs personally. Why should you have a Buyers Agent for Forsyth home purchases? Because the onsite agent at the builders house in most cases is not a licensed Realtor but an employee of the Builders. These employee’s represent the builders best interest only. As a licensed Realtor work as a Buyers Agent I know how to save you money, and you don’t even have to pay for my services (remember paid at closing by the seller). Going unrepresented means the builders won’t tell you all the offers and discounts and allowances they could have given you, because you are already there, why should they? We can, and will get you the best deal we can. It’s all part of my written Buyers Agency Agreement.

Forsyth County residents enjoy many of the same benefits as their southern North Fulton neighbors such as regional shopping malls, easy access to Georgia 400 – Hwy 20, and high ranking schools. Most of these resources come to the Forsyth County Home owners without all the strings of metro living. Forsyth County has the lowest millage rate in metro Atlanta, easy access to Lake Lanier, some of the best trout fishing in the state below Buford Dam, and housing from 175k through 35 million. Add Forsyth County to your list of neighborhoods when viewing the north side of metro Atlanta.
When showing customers Forsyth County homes for sale they always ask about shopping centers, grocery stores, and recreation for the family. In south Forsyth you will find a Kroger or Publix’s on almost every street corner with Walgreen just across the street. Forsyth County just added the Avenues shopping center located at 141 and Georgia 400 two years ago. The Avenues features the south east’s only all digital theater with stadium seating, Abercrombie, Barnes and Noble, Starbucks, Ted’s Grill, and other specialty shops. The AJC posted an article this year about the Avenues being one of the few power centers across the country actually adding tenants during the market setback. Forsyth County claims a large portion of Lake Lanier shore line offering both residential and recreational possibilities year round. Lake Lanier residents will usually have a one or two space dock pulled up behind the house with cabin cruisers, sailboat, pontoon boat, houseboat, or bass boat tied off in the backyard. All are welcome on Lake Lanier and for our out of town residents your first trip on the lake might be startling at the size of boats cruising the lake. On a weekend tour it is not unusual to find 35′ cigarette boats, 120′x20 houseboats, and 65′+ yachts cruising the lake. Lanier is a very large lake. Along the Chattahoochee river just south of Buford Dam residents with a trout stamp will find Georgia best trout fishing. Although the north Georgia mountains are are to beat with the scenic views and rushing waters well over 800,000 trout are released yearly below Buford Dam. Most anglers float the river in tubes or small boats, fishing the “hooch” should be at the top of your list for Forsyth County recreation.
